Best Home Improvements for Resale Ask the Design Diva

home improvements, real estate, house for saleWhen we are planning our home improvements it is important to create environments that we want to live in, but we also need to keep in mind that our houses are an investment and we need to be careful that what we do to our homes will benefit the value rather than hurt it. With that being said, here are my Favorite 5 Home Improvements that are best for resale:

  1. Kitchens & Baths ? These rooms can make or break the sale of a home. Potential buyers view them as very expensive rooms and big headaches to remodel, so if they can find a home they like with a kitchen and bath they like as is, they will more than likely opt for that rather than one that needs updating.? The ?magic number? for return on investment (ROI) of 100% would be $15,000. With that you can update counters, flooring, appliances, but no major structural changes. When you start tearing out the cabinets and changing layouts the ROI falls immensely. You also run the risk of over-personalization, which could be another deterrent for a potential buyer.
  2. Roof Replacement ? No one wants to spend a lot of money on a home and them have to turn around and make a cash outlay to replace the roof. If your roof is in questionable shape you need to get it checked out and repaired or replaced beforeit goes on the market because the problems will surely pop up on the home inspection report. Your buyer could back out of the contract at this point, and you don?t want that to happen!
  3. Curb Appeal ? This is not only a way to increase the value of your home, it is a way to maintain its marketability. It also keeps you on good terms with your neighbors. It doesn?t matter how beautiful you?ve made the inside of your home? if potential buyers drive away before they see your hard work inside. Paint your door an attractive color, hang a wreath, add some flowers, and make sure your lawn and shrubs are kept neatly trimmed.
  4. Bathroom Addition ? There does seem to be a fixation on bathrooms these days and it seems the more you have the better. This is a no brainer if your current home only has one bathroom. A one bathroom home will be a hard sell even in this market. If you have two bathrooms, a third will still be appreciated, and you will get a solid return on your investment.
  5. Attic bedroom and bath ? The Census bureau reports that one out of every 5 homes today is multi-generational. Older children are moving back home after college or divorces, and older parents are moving home after retirement or an illness. A home with a separate en suite will have great value in today?s market. Attic additions are much easier to accomplish than basement additions, so that is the way you should go if at all possible. If it is an ailing parent, you might want to give them the main floor master bedroom and make the attic your master retreat. This will make life much simpler if your parent ends up in a wheelchair.
